1. MISSION OF THE POSITION:


To develop, to coordinate and to apply efficient programs and budgets of preventive and corrective maintenance of the building, facilities, equipment and furniture, and of the restoration, replacement and maintenance works, optimizing the productivity and assuring the wellness and comfortability of the Hotel guests.


2. MAIN RESPONSIBILITIES:



  1. Responsible of carrying out the conductive and preventive program, in order to assure the best service conditions and to extend equipment and systems’ life. To participate with the Hotel management in the elaboration of the annual budget of the Maintenance department. To carry out all the procedures assigned by the tool SAP PM /MM.

  1. Propose investments to improve or replace the equipment and facilities following the investment’s request corporate policies.

  1. To contribute to the profitability of the hotel, implementing the corporate actions and policies to optimize the energy and water consumption. To collaborate to the development of the local energy management policies in the facilities of the hotel. To manage the air conditioning, warm and cold water, power, etc…and to notify monthly the energy comsumptions to the Administration department.

  1. To manage the purchasing of tools & equipment (replacement of materials), to manage the stock in the store and to supervise the correct use of those materials. To supervise the safety, maintenance and cleaning of the technical dependances.


  1. To collaborate with the outsourcing policies of the maintenance services and to offer technical support in the case of repairs or refurbishment of the facilities, supervising in both cases the fulfilment of the preventive and corrective procedures and reporting punctually to the outsourcing responsible of any contingency. To manage the fulfilment of the contract and to verify the quality of the service.

  1. Es responsable del cumplimiento de  las obligaciones legales  que competen a su departamento en las siguientes áreas, edificio e instalaciones, prevención de riesgos y ecología y medio ambiente, así como y de atender inspecciones en caso de presentarse.

  1. To elaborate periodical reports to the area responsible and to support the corporate office in the research and evaluation of new facilities.

  1. To pay special attention, as part of the daily operations, to the coordination with the Housekeeping and Front office regarding the blocking of rooms or floors for maintenance tasks, to the maintenance staff in order to give answer to the repairing reports given by the internal or external guests.
  2. To supervise the technical- economical quality of the reparation and to manage the technical aspects required for congress and banqueting: lighting, audio-visual services, air conditioning, etc…

  1. To assure at every moment the correct working of the active and passive detection and extinction equipment and systems of the Hotel.

  1. To coordinate the selection, training and development of the maintenance staff, with the support and supervision of the Human resources department and following the quality guide. Coordina la selección, formación y desarrollo del personal a su cargo, con el apoyo y supervisión de Departamento de RRHH y siguiendo el programa de Calidad. To carry out the engaging policy according to the amount of work. To organize shifts and holidays.

  1. To analyse the quality index and the customers and Mistery guest’s comments and to settle, in collaboration with the Quality manager, the corresponding improvement plans .


3.  PROFILE:


EDUCATION AND TRAINING:
Engineer degree. Occupational training in building maintenance.
LANGUAGES:
Fluent english. Second language desirable (specially the local where the hotel is based)
SPECIFIC KNOWLEDGE:
Electronics
Industrial equipment maintenance
Hotel machinery knowledge
Team and facilities management
Electricity, air conditioning, heating, industrial cold, plumbing, carpentry, sound, network, etc.
IT knowledge
WORK EXPERIENCE IN OTHER COMPANIES (IN CASE OF EXTERNAL SELECTION):
4 years in the same position in Hotels with the same category and services.
WORK EXPERIENCE IN MHI (IN  CASE OF INTERNAL PROMOTION):
2 years in the same position in Hotels with the same category and services.
